Cancellation & Refund Policy
​We understand that plans can change. Our cancellation terms are designed to be fair to our guests, while allowing us to manage our calendar and business effectively.

Early departure or no-shows are not eligible for and do not warrant a refund.
Cancellations are refunded according to the schedule below:

For stays less than 28 nights:

More than 45 days before check‑in: 100% refund minus a $200 cancellation fee.​

44 to 31 days before check-in: 50% refund minus a $100 cancellation fee.

30 to 21 days before check-in: 40% refund minus a $100 cancellation fee.

20 to 15 days before check-in: 20% refund minus a $100 cancellation fee.

14 days or fewer before check-in: No Refund

For stays longer than 28 nights:

More than 45 days before check‑in: 100% refund minus a $300 cancellation fee.

45 to 31 days before check-in: 40% refund minus a $200 cancellation fee.

Less than 30 days before check-in: The first 30 nights of the reservation are non-refundable; nights 31-60 will be refunded at 60%; nights 61+ will be refunded at 85%. No cancellation fee.

Additional Terms

All cancellations are subject to a $200 cancellation fee.

All cancellation requests must be submitted in writing by the guest who made the reservation.

Refunds are issued to the original payment method.

Cleaning fees and damage deposits will be refunded for cancellations made prior to check-in, except in the case of non-payment cancellation terms outlined below.

Non-Payment Cancellation Terms

Non‑payment cancellations are treated as guest‑initiated cancellations.
Access to the property will not be provided until all payments have been received in full. Reservations not paid in full by the required deadline may be cancelled at the Owner’s discretion. In the event of cancellation due to non-payment, a $200 cancellation fee will apply and all rental rates paid shall be forfeited and are non‑refundable.
Any amounts paid in excess of the rental rates, specifically the security/damage deposit and cleaning fee, will be refunded upon cancellation only to the extent that such amounts exceed the forfeited rental rates and cancellation fee. No refunds will be issued if the total amount paid is equal to or less than the rental rates and cancellation fee to be forfeited.
Prohibited Activities and House Rules
The Guest agrees to comply with all House Rules and Prohibited Activities set forth below. Failure to comply may result in immediate termination of the reservation, forfeiture of payments, additional fees, and/or legal action. 1. General Responsibility and Damages •The Guest is fully responsible for the conduct of all occupants and invitees. •The Guest shall be liable for all damage to the Property, including damage caused by guests, occupants, visitors, or invitees. •If repair costs, additional cleaning services, fines, or other incurred fees exceed the $1,500 security and damage deposit, the Guest remains responsible for all excess costs. •The credit card on file may be charged for damages, excessive cleaning, fees, or violations. •The Guest agrees to pay all reasonable costs, including attorney’s fees and expenses, incurred by the Owner/Landlord in enforcing this Agreement. ________________________________________ 2. Prohibited Activities The following activities are strictly prohibited: •Pets of any kind, except verified service animals as required by law. •Parties, events, or gatherings, including loud music or disruptive behavior. •Smoking or vaping of any substance indoors. Smoking outdoors must not occur near open windows or doors, and all cigarette butts and debris must be properly disposed of. •Glitter in any form. •Tampering with, disabling, covering, or obstructing security cameras or monitoring equipment. •Use of the Property for any unlawful, commercial, or non residential purpose. ________________________________________ 3. Emotional Support Animals (ESA) •Guests requesting to bring an Emotional Support Animal must provide valid documentation no less than 72 hours prior to check in. •If ESA documentation cannot be verified, the reservation may be cancelled. oIf cancelled prior to check in, a $200 cancellation fee will apply and refunds will be issued in accordance with the cancellation policy. oIf an unreported or unverified animal is discovered on the Property, the reservation may be terminated without refund, and a $200 cancellation fee will apply. •A minimum remediation and cleaning fee of $500 will be charged for unreported or unauthorized animals. Additional charges may be assessed if remediation costs exceed $500. ________________________________________ 4. Quiet Hours •Quiet hours are 10:00 PM – 8:00 AM (CST). •Excessive noise, disturbances, or complaints during quiet hours constitute a violation of House Rules. ________________________________________ 5. Enforcement and Termination •Violations of House Rules or Prohibited Activities may result in immediate termination of the reservation, without refund. •In the event of termination due to House Rule violations: oA $200 cancellation fee will apply; oA minimum $500 fee will be charged for additional cleaning, damage remediation, or violations; oAdditional charges may be applied if costs exceed the minimum fee. ________________________________________ 6. Acknowledgment By occupying the Property, the Guest acknowledges that they have read, understand, and agree to comply with all House Rules and Prohibited Activities. Failure to comply constitutes a material breach of this Agreement.
